Using Native Plants in Landscaping

Here is so information from my monthy e-News Letter

Native plants are plants that have adapted to the geography, rainfall levels, and climate of a particular region. Native plants occur in communities, that is, they have evolved together with other plants. As a result, a community of native plants provides habitat for a variety of native wildlife species such as songbirds and butterflies. Who doesn't like those?

The reason you might want to consider incorporating native plants into your landscape is that they provide a beautiful, hardy, drought resistant, low maintenance area to your landscape, while benefiting the environment. Native plants, once established, save time and money by eliminating or significantly reducing the need for fertilizers, pesticides, water, and lawnmowers.

Which plants attract birds and butterflies?

For song birds: sunflowers, blazing star, white prairie clover, compass plant, prairie dock, big bluestem, downy serviceberry, hackberry, dogwood, juniper, elderberry, and hawthorn.

For hummingbirds: columbine, jewelweed, native phlox, native honey-suckle, and cardinal flower.

For butterflies: milkweed, aster, purple cone-flower, blazing star, native phlox, black-eyed Susan, dogbane, New Jersey tea, coreopsis, joe-pye weed, goldenrod, vervain, and ironweed.

Buying a home is a great investment, possibly the largest investment you will ever make, so it seems logical that you would want to invest your money wisely when the time comes to purchase a new home. You also need to understand the various financial aspects of the sale, from whether to spend more up front or make a smaller down payment and work with a larger loan. There are several costs to consider in the process of buying a home. Your REALTOR® can recommend a reputable mortgage lender who has the reputation of providing excellent service and good rates.

Choose your Agent wisely. Any agent will show enthusiasm and will want to help you locate your new home; they need
A. Experience at assisting buyers in locating the best home.
B. Ability to use technology to search the market thoroughly.
C. To review with you comparable home sales in the area you choose.
D. Information pertaining to new homes coming on the market that other agents do not know of.

Renn Fest


It's that time of year again here in Annapolis. The Renaissance Festival is in full swing. This actually starts in late August and runs every weekend until the end of October. Click the title of this post for a link to their website. You will find lots of fun stuff going on at the Renn Fest. Despite what they say about it being, "White and Nerdy" the Festival is definitely fun for all ages. Personally, I'm partial to all the amazing food they have there. Ya gotta love cheesecake on a stick dipped in chocolate. Frankly, I would love anything dipped in chocolate. Of course there's loads of wonderful entertainment as well. The cast of the royal court are really good. I remember when I was in high school visiting the festival to write a report about it. The "King" noticed me taking notes on something and came over to ask what I was doing. He was shocked to learn that girls go to school where I come from. He played the role very well. If you're looking for some good fun for the whole family then this will fit the bill. But, hurry, because it will be over before you know it. Then you'll have to wait another whole year before you can get your hands on some of that awesome fried cheese. Hmm, Methinks it be time to embark on a quest for that which is fried in grease and served on a stick. Let us away to Revel Grove and join in the merriment.

MARKET COMMENT
Mortgage bond prices ended near unchanged last week keeping mortgage interest rates historically low. The Fed meeting Tuesday went as expected. The Fed kept interest rates unchanged and noted they will keep rates low for an extended period of time. Mortgage rates were positive through the middle portion of the week. Unfortunately stronger than expected data and surging stock prices the latter portion of the week eroded the earlier positive movements. Despite those negative movements rates finished near unchanged overall for the week.
The Treasury auctions will be important this week. If foreign demand for US debt remains strong mortgage interest rates may remain lower. Consumer confidence will set the tone for trading the beginning of the week.

MARKET CONDITIONS
There is a Chinese proverb that states, “May you live in interesting times.” It is often argued that the word interesting is meant to be a synonym for turbulent or dangerous. This phrase hits the bull's-eye given the current state of the financial markets. While stocks and bonds are swinging around wildly there is some good news. Interest rates for conforming and FHA/VA loans are historically low.
Remember, low rates are not a given considering the uncertainty in the financial markets. Inflation, real or perceived, erodes the value of bonds causing bond prices to fall and rates to rise. The last thing the economy needs now is higher mortgage interest rates. If inflation emerges that very well may happen despite the continued Fed efforts to keep rates low. With so much uncertainty, a cautious approach to float lock decisions, especially heading into the inflation data this week, would be wise.

Eight Ways to Improve Your Credit

Credit scores , along with your overall income and debt, are a big factor in determining if you’ll qualify for a loan and what loan terms you’ll be able to qualify for.

1. Check for and correct errors in your credit report . Mistakes happen, and you could be paying for someone else’s poor financial management.
2. Pay down credit card bills. If possible, pay off the entire balance every month. However, transferring credit card debt from one card to another could lower your score .
3. Don’t charge your credit cards to the maximum limit.
4. Wait 12 months after credit difficulties to apply for a mortgage . You’re penalized less for problems after a year.
5. Don’t purchase big-ticket items for your new home on credit cards until after the loan is approved. The amounts will add to your debt.
6. Don’t open new credit card accounts before applying for a mortgage. Having too much available credit can lower your score.
7. Shop for mortgage rates all at once. Too many credit applications  can lower your score, but multiple inquiries from the same type of lender are counted as one inquiry if submitted over a short period of time.
8. Avoid finance companies . Even if you pay the loan on time, the interest is high and it will probably be considered a sign of poor credit management.

Effective Communication is Key When Negotiating

I love the way Pat puts things. Simple and to the point.

I am convinced one of the most difficult things we do when negotiating is to communicate effectively. More transactions are lost because we misunderstand, don't listen, assume we know, don't call back, don't clearly articulate, don't write it down or don't work to build consensus.

To communicate effectively we need to:

  1. Listen

  2. Try to understand what the other party wants and why they are requesting it?

  3. Know if a request is a casual want or an absolute need?

  4. Know how to identify an alternative option that will satisfy their request?

  5. Return calls promptly, especially difficult ones, they don't age well.

  6. Make sure all written communication is clear and expresses the exact terms of the agreement.

  7. Be professional and unemotional in our communications, our clients don't need an emotional agent.

  8. Listen, we will never hear if wwe are thinking about what we're going to say next and not listening to the answer of the question we already asked.

  9. Ask good questions to get all the facts and never assume we already know the answer.

  10. Try to build on areas of agreement to build consensus.

  11. Appreciate that the person we're speaking with may be under a lot of stress or having a bad day and not take it personally.

  12. Leave our ego out of it, when everyone feels like they won it will be easier to get agreement.

It can make the difference between languishing on the market and having a competitive advantage over similarly priced properties. Staging does not take the place of pricing the property correctly but in a competitive environment it may tip the scales to your advantage. Most of staging is focusing on lots of little things that collectively make a big difference.



  1. Immaculate kitchens and baths are a must with fresh towels and empty counter tops.

  2. Odors are a real turn off to buyers, so litter boxes and other types of pet odors and strong food smells must be addressed.

  3. Lights are important, keep them on, have light switches in bedrooms associate to lamps that are prepared to light up. Keep lights on so the house always looks bright and cheery, it is a small expense that gives large returns.

  4. Front doors need to be clean, freshly painted and no cob webs or debris.

  5. Clean out corners that accumulate extra pieces of furniture and knick knacks.

  6. Clutter is the enemy when selling a house. Pack, toss or sell extra stuff, it will make every room more spacious.

  7. Clean around your furnace and change the filter. A dirty filter makes a buyer wonder whether routine maintenance has been performed on the property.

  8. Lastly, eliminate strong statements of personal taste. When a room is too personalized it makes it difficult for the buyer to imagine moving their things in.


The reason for staging is too help the prospective buyer mentally move in; when you stage you give the buyer the space, and neutral palette to do that.

Kiss Your Landlord Good Bye - Own Your Own Home!

The biggest problem many people face when making the move from renting to owning a home is the down payment. You've been making regular payments every month for rent and can't seem to accumulate enough capital for a more permanent home. Many times homes in your area appreciate in value faster than you can save. You should explore all possibilities and make every effort to purchase a home now and begin benefiting from the home's appreciation and the income tax deduction that come with home ownership. But saving for your down payment doesn't need to be the mountain you've made it out to be.

The Federal Housing Administration (FHA) or the Veteran's Administration (VA) and many other government programs or grant programs are available for homebuyers with zero or little down. Hundreds of thousands of homebuyers are realizing their dream of home ownership every year and you can too.

1. You can make a much smaller down payment than you think.Certain government programs, such as first-time buyers programs, are intended to assist people in getting into the housing market. Even if your spouse is a former homeowner, as long as your name was not on a home loan, you can still qualify as a first time buyer. It's vital that your real estate agent has knowledge of this area and can provide you with relevant information.

2. Your lender may be able to help with your down payment and closing costs.Even if you do not have enough cash on hand to make a down payment, provided you own an asset (car, for example) free and clear and have no debt, your lender may be able to secure a loan against that asset to cover the down payment.

3. A seller may help you buy and finance your home.Some sellers might consider holding a second mortgage for you in what is called a "seller take back." Under these circumstances, the seller acts as a lending institution. Rather than a large lump sum payment, you pay the seller a monthly mortgage installment.

4. Create a cash down payment without going into debt.There are ways to borrow money for certain investments that can generate major tax refunds that you can use as a down payment for a new home. While money borrowed for these investments are technically a loan, the monthly amount paid can be small, and the money in both the investment and the home will be yours when all is done.

5. You do not need perfect credit to buy a home.Provided you can come up with more than the minimum down payment or can secure a loan using other equity, many lenders will consider you for a mortgage. If you have a less-than-perfect credit rating, seeking a seller that will take back the mortgage can also be very helpful.

6. You should get pre-approved for a loan before shopping for a home.It is very easy to get pre-approved and by doing so, you can shop for a home in peace. Mortgage professionals can obtain a written pre-approval in very little time, often over the phone. A written pre-approval certificate is like money in the bank. All it takes is a completed credit application and a certificate that guarantees you a mortgage to a specified level when you find the home you are looking for. This also strengthens your bargaining position when competing with other buyers on the home you want.

You should only work with a professional who specializes in home mortgages. Their services can make the difference between obtaining a home loan or being trapped paying rent forever.

7. Choose your agent wisely. Working with a full-time professional real estate agent is a must. Choose your agent by asking questions of him or her. Find out how knowledgeable they are about houses currently for sale in your price range and also of houses that have recently sold.

Can your agent recommend a good lender that has the reputation of excellent customer service and low rates to assist you with financing a new home? Does your agent ask questions of you in order to have a full understanding of what you are looking for to help you locate the most home for the money?
