Energy Efficiency and Insulation

At home, at work, or in the community, saving energy is becoming an important topic, because of economic factors and because of concerns about the environment. Buildings that incorporate energy efficiency technologies are typically more comfortable, have lower utility bills, and have minimal impact on the environment.

Insulation is one of the most important ways to save energy in your home. According to the Department of Energy, 50% to 70% of the energy used in the average American home goes toward heating and cooling. Property installed insulation keeps your house more comfortable, saves energy and money, and cuts down on noise from outside.

The U.S. Dept. of Energy says you should consider insulating your home if:

• You are uncomfortably cold in the winter or hot during the summer. Adding insulation can create a more uniform temperature inside your house.

• Your energy bills are high. Typically, more than half your energy costs are for heating and cooling your home. By adding insulation, you can lower your energy bills. In a nationwide survey of building improvements, adding ceiling insulation reduced heating bills by 10 to 20 percent.

• You are building an addition, or installing new siding or roofing. It's easier and cheaper to install insulation now than to add it later.

• You have an older home and haven't added insulation. In a recent survey, only 20% of homes built before 1980 were well insulated.

• You are bothered by noise from outside. Insulation can help to muffle sounds from outdoors.

The Alliance to Save Energy tells you how you can get financing for energy efficiency improvements.

The Home Energy Saver website (sponsored by the EPA and the DOE) shows you how much you can reduce your energy bills by incorporating their energy efficiency suggestions, specific to your zip code.

What About Those Termites?

Known to conjure up feelings of dread in homeowners worldwide, the name termite comes from the Latinw=ord for woodworm. No big surprise there. In nature, termites are good, because they turn decayed wood into nutrients for other organisms. In nature; good. In our homes; not good.

How do we know if we've got 'em?

According to the Ohio State University Extension: Typical signs of termite infestations include swarming of winged adults in the spring (March, April, May, and June) and occasionally autumn (September =nd October)... Other signs of termite presence include "pencil-size" bud tubes (which termites use like tunnels), constructed over the surface of foundation walls, mud protruding from cracks between boards and beams, and hollow sounds from infested wood when it is tapped, or extreme softness when probed with a knife.

First, experts advise, "Don't panic." Termites work slowly. Take the time to do research. In most cases, once a termite infestation has been found, control measures are usually best accomplished by a professional pest control firm rather than a do-it-yourself treatment. (Homeowners seldom have the experience, availability of pesticides and equipment needed to perform the job effectively.)

Deal only with a licensed, certified pest control firm having an established place of business and a good professional reputation. Ideally the firm will belong to a city, state or national pest control association. Get at least three competitive estimates before signing a contract for control measures.

Can we do anything to prevent them?

Termites (and ants) are attracted to moisture. Therefore, keep moisture away from the foundation of your buildings. That means keeping downspouts and gutters working properly. Also, keep vines and shrubs away from the ventilation openings in your crawl spaces. Don't stack firewood or any other wood against the foundation or in the crawl space. Prevent plants from touching the house.

When Is It Time To Replace My Roof?

Most experts agree that one of the best ways to avoid roof trouble is to inspect your roof twice a year: In the Fall, for sun damage and in the Spring for Winter damage. By doing this, you will be able to identify any problems early, before you start having leaks. Use binoculars from the ground to check for problems.

If you have asphalt shingles (petroleum based material covered with sand-like granule), look out for a roof surface that is not smooth and the edges of the shingles are curled and warped. Check for crooked shingles. Scan the roof for any shingles that may have been lifted by the wind or are missing altogether. Bumps can indicate that the roofing nails below have become loose. Look for bald spots where the mineral granules have worn away

With wood shingles, check for curled, broken, and split shingles and for spots where nails have become loose or rusted.

With tile or slate, individual tiles can chip and break and require replacement.
In valleys and in flashings around the chimney and vents, check for broken seals along the flashing's edges and for rust spots in the metal.

Check rafters and the underside of the roof for dark wet spots. These are signs of rot and will need to be replaced.

Climbing into your attic or onto your roof to inspect your home can be very dangerous. For that reason, we urge you to use the services of a professional contractor to conduct a close-up roof inspection.

Get a property appraisal, which usually costs about $300, through your loan agent as soon as possible. 1. Get "Pre-Approved" - Not "Pre-Qualified!"

Do you want to get the best property you can for the least amount of money? Then make sure you are in the strongest negotiating position possible. Price is only one element in the negotiations, and not necessarily the most important one. Often other terms, such as the strength of the buyer or the length of escrow, are critical to a seller. In years past, I always recommended that buyers get "pre-qualified" by a lender. This means that you spend a few minutes on the phone with a lender who asks you a few questions. Based on the answers, the lender pronounces you "pre-qualified" and issues a certificate that you can show to a seller. Sellers are aware that such certificates are WORTHLESS, and here's why! None of the information has been verified! Many times unknown problems can come to the surface! Some of the problems I've seen include recorded judgments, alimony payments due, glitches on the credit report due to any number of reasons both accurately and inaccurately, down payments that have not been in the clients' bank account long enough, etc. So the way to make the strongest offer today is to get "pre-approved". This happens AFTER all information has been checked and verified. You are actually APPROVED for the loan and the only loose end is the appraisal on the property. This process takes anywhere from a few days to a few weeks depending on your situation. It's VERY POWERFUL and a weapon I recommend all my clients have in their negotiating arsenal.

Have your agent go over every detail in the listing agreement with you until you understand it completely. What Happens After the Contract is Signed?

You've signed the contract and are looking forward to moving into your new home, but there are a few steps that cannot be overlooked. By following these easy steps, you will ensure yourself a smooth move into your new home.


First, get the home inspected. Arrange a time to return to the property for the inspection, typically a few days after the contract has been signed. A professionally licensed inspector will accompany you through the home and point out repairs or discrepancies if they exist. The seller will then be notified of these problems and will usually agree to take on the repairs.

Set up an appointment with your mortgage consultant and be prepared with the following financial statements: W-2 forms or signed tax forms for the past two years, copies of your most recent bank statements (current and consecutive for at least two months), copies of your most current pay stubs or proof of income if self-employed. Be prepared to pay an appraisal fee at this time if you have not already done so.

Work with your real estate agent to choose a title or settlement company for you and provide them with the necessary paperwork. The settlement company has the responsibility of making your transaction legal. They will do the title work, examine the survey, prepare mortgage documents and all the necessary closing paperwork. After the settlement, they will prepare packages for your mortgage lenders, accounting and title insurance, life documents with the county, and release escrow.

You will need to provide proof of homeowner's insurance at this time. You have the right to choose your own insurance company. If you have not selected one, work with your real estate agent for a referral to a reputable company.

Obtain certified funds for the settlement. The title company will be able to tell you a few days in advance the exact fees that will be due.

Conduct a final walk through of the home. Be sure to note any discrepancies from the home inspection that has already been completed. By taking the time to go through this process in a detailed and timely manner, your transition into your new home will be easy and stress-free! Now is also the time to transfer all the utilities into your name.

Anyone who has ever had a bank account, mortgage, credit card, car loan, or account with a retail store will invariably have a credit rating. Most information in your credit rating comes from companies you have credit with, as well as from certain public records such as tax liens, bankruptcies, judgments and lawsuits. It is important to know and understand your credit rating, how the information is compiled, and how it affects your ability to acquire a loan for your new home.

Credit reports are usually divided into five sections:
1. Your credit history.
2. Who has reviewed your credit history.
3. Information you have provided for the credit company.
4. Specific identification information about you.
5. Explanatory notes and comments.

Different states have different requirements and it is important that you check on what applies to you. There are three major credit-reporting agencies, Trans Union, Experian and Equifax.

What You Can Do To Get Your Home Ready For Sale!

Unless your home shows at its very best, it can cost you hundreds, even thousands, of dollars during its sale. You may also face the prospect of a prolonged listing period or even an expired listing. Fortunately, you don't have to spend a fortune to get your home ready for sale. There are things such as plumbing or painting, but there are several things that you can do for no money that will help make your home ready for sale.

INSIDE YOUR HOME:
1. Make rooms appear larger by packing away extra furniture. Even rent a storage unit.
2. Clean out closets so everything appears orderly. Most people demand neatness in a home they intend to buy even if their own homes are a mess.
3. Keep blinds and draperies open and your windows clean to let as much natural light in as possible.
4. Make sure your kitchen is spotless. Rid clutter from countertops and organize your drawers and cabinets. Buyers will look inside.
5. Clean the refrigerator. Remove pictures, artwork and magnets.
6. Make sure bathrooms are spotless. Hang your best towels and repair all fixtures.
7. Clean the floors as much as possible. Wax wood floors and shampoo carpets. Bleach the grout in tile floors.

2. Have a positive cash flow.

Positive cash flow results when the rent you receive exceeds the total you pay for the mortgage, taxes, insurance, maintenance, and other costs. That's not at all as hard as it sounds. First, decide whether you need a positive cash flow before or after taxes. A pre-tax positive cash flow translates into current income, a goal of many retired investors and others with current expenses. Properties yielding a pre-tax positive cash flow are harder, but certainly not impossible, to find. Be aware that not all properties will yield rental income which is high enough to cover your expenses. Make sure you know how much rent to expect by researching rents for similar units nearby, the property's current rental fee, and that of the last increase. A positive after-tax cash flow can come from a negative pre-tax cash flow. Generally, the depreciation deduction makes up the difference. If you meet the eligibility test, you'll be able to use the depreciation to shelter some of your taxable income and reduce your tax bill. Second, you'll want to ensure your tenants make timely rent payments and take care of the property. Of course, a positive cash flow is impossible without income. A thorough credit, employment and landlord check of any potential tenants is a must and will help you track down the best renters.
