There's No Place Like Home

Be it ever so humble, there really is no place like home. Home is where we spend time with our loved ones, relaxing, laughing and making memories to last a lifetime. Why not take a little time to make your home look as special and unique as you? By adding little touches that reflect your personality, a house is transformed into home sweet home. Here are some ideas: Add something living to each room. A bouquet of fresh-cut flowers or a potted plant, a bowl of fruit, or a tank of fish can help bring nature indoors. Show off your keepsakes by arranging them on bookshelves or across your fireplace mantle. Lay a mirror on a decorative table and set your favorite vase on it for twice the impact. Pillows and throw blankets add warmth, you can make them even more attractive by sewing dcorative lace or fringe on the edges. You can also hot glue pretty trim on lamp shades or window shades for a fun look. Finally, don't forget that the right light can showcase your accessories. A bathroom or library will benefit from brighter lighting, while a bedroom or family room can be enhanced with soft, pink-tinted bulbs; or try installing a dimmer switch in these rooms.

Go Green, Save Green

Here is a great post from my monthy newsletter.

You don't have to build from scratch to have a greener home. These quick and easy home fixes will shrink your consumption and your monthly bills.

Rate it. Look for Energy Star-rated products. This government program helps people make energy-efficient choices, which can lead to savings of up to a third of energy costs.

Switch the lights. Compact fluorescent light bulbs use up to 75 percent less energy than traditional bulbs. Replace them in highly used fixtures such as porch lights, bathroom vanities and office lamps.

Go with the flow. Use low-flow showerheads and consider installing low-flow toilets to reduce water usage and save on water-heating costs.

Plug in, turn off. Use a power strip for your home office or home entertainment center. Even in standby mode, consumer electronics — which account for 15 percent of household electricity — use a little juice, so turn the power strip off when you can.

Cool it. Turn the water temperature for your washing machine or dishwasher down to 120ยบ F to cut water-heating energy consumption.

Seal it. Search for hidden air leaks in your attic, basement or crawl space, and seal them with caulk, spray foam or weather stripping. Home sealing can be an inexpensive way to cut energy consumption by up to 10 percent.

Using Cottage-Style Decor

Using cottage-style decor is a great way to bring together old and new, comfort and elegance, beauty and practicality. Best of all, it's affordable.

Begin by simplifying your space. Clear any clutter by removing objects that are no longer functional or enjoyable. Replace heavy draperies with sheer window coverings and furnish the room with a comfortable sofa and overstuffed chairs, as well as vintage tables. Search flea markets, antique shops and garage sales for inexpensive, well-made furniture that has clean lines and aesthetic appeal. Or you can give your own sofa and chairs a cottage-style makeover with slipcovers in solid neutral or stripes with muted colors. Be sure to arrange several throw pillows throughout the room. If you mix patterns, such as florals and stripes, try to unite them with a common color.

Tables, picture frames and other wooden accessories that has the look of thin, peeling or chipped paint will work well to add a worn, nostalgic feel. Incorporate fresh flowers for splashes of color and scented candles for welcoming aromas.

Decorate the room using a palette of neutrals and pastels. Neutral colors not only look clean, they can also bring together mismatched accessories, which are characteristic of this style.

Distressed-wood furniture, mismatched dishes, vintage fabrics and antique linens are all staples of cottage-style. The room should feel timeworn, yet new. Most of all, it should have a look that is all your own.

6 Tips to Successfully Negotiating Multiple Offers

Mutiple Offers are on the Rise!

Pat Savani tells us that as the market in Annapolis and Anne Arundel County heats up on well priced properties the probability of multiple offers is on rise. Multiple offers in some situations may increase the net to the seller or result in an earlier settlement date. However, if they are not handled right they can also turn off a buyer from submitting an offer or lead to concerns questioning the fairness and full disclosure of the offer and counter offer.

Here are some tips to a successful negotiation.

1. In our state we are required to have the seller’s preference in the listing agreement whether to disclose the existence of multiple offers or not.

2. If the seller says no to disclosure then the listing agents does not disclose to anyone; if the seller says it’s okay to disclose, then everyone is to be given the same information regarding the existence of other offer.

3. As agents we are not allowed to disclose confidential information, so the terms of competing offers are not discussed with anyone just the existence and status of a competing offer. Having everyone understand the process sets reasonable expectations and can avoid misunderstanding and hurt feelings.

4. If you are competing it’s usually best to make your first offer your best offer that way if you don’t get the property you have no regrets.

5. As a seller in a multiple offer situation, remember that buyers can become disillusioned if they don’t feel that they are competing on a level playing field. Multiple offers can disappear and or the negotiation become visceral if the buyers don’t feel that they have been treated fairly.

6. Multiple offers occur in a declining market when the floor has been identified. In some segments of our market the floor has be found.
