Calculate Your Monthly Mortgage Payments

One of the most important factors to consider when buying a new home is affordability. Nashua, New Hampshire Realtor® Forrest Pettengill advises that, as a general rule, mortgage payments should not exceed 25-30 percent of your monthly take-home pay.

The best way to know what you can afford is to determine the possible payment range by comparing the price of the home with other essential ingredients.

Figure Out How Much You Want to Borrow

Your first step to calculating your monthly mortgage payment is knowing how much you want to borrow. This can be determined by subtracting your down payment amount from the purchase price of the home, which will give you the amount that you will need to request from a lender.

Know Your Rates

The next step is to determine the current interest rates for the purchase of a home. Rates vary and may change often, so check with your lender for current rates. It’s worth noting that the interest rates you receive will, in part, be based on your credit history. This means that knowing your FICO score and credit rating will give you a good idea as to how your interest rates will be calculated.

Choose Your Loan Term

Your monthly mortgage payments will be determined by a number of factors, including the term of your loan. If you were to borrow $250,000, your monthly payments would be less with a 30-year mortgage than with a 15-year mortgage. The reason is because it would take larger monthly payments to get the loan paid off quicker, which is why you will need to select a loan term before calculating your payments.

Additional Costs to Consider

Your total mortgage payment will include taxes, homeowner’s insurance and possibly even private mortgage insurance (PMI) if you provide less than 20 percent down and your loan requires it.

Now that you know how much you need to borrow, have chosen your loan term and are familiar with the current interest rates, it’s time to calculate your payment. Most lenders offer a mortgage calculator on their Web site or you can get an estimate by speaking with your lender. You can find one here.

Baltimore Metro Year End Sales Fall 2.8 Percent Short of Prior Year

What Does “Contingent with No Kick-out Clause” Mean?

Q: I submitted a contract on a short sale last week. The house currently has a contract. On the listing it reads: ‘Contingent with no kick-out. Property is available but has a radified contract with at least one pending contingency – none of the pending contingencies have a kick out clause.’ Can you explain what this means? I am offering full price with me paying the closing costs with on contingencies. What are my chances in getting this house? The existing contract expires on 2-28-11. – Liz
A: The “No Kick-out” clause basically means that the Contract is a contract that the seller has accepted that has one or more contingencies that must be satisfied by one or both parties before they will go to settlement. These contingencies usually put the buyer in the driver’s seat for voiding a contract. The most common types of No Kick Out Contingencies are home inspection, radon inspection, financing, appraisal, and third party approval. The only time a back-up contract can take primary position is if the buyer and seller can not agree to the outcome of the contingencies. Many of these contracts do not close, so you might have a chance at getting this house. I suppose your agent would be able to find out what you position would be.

Moorestown, New Jersey Realtor® Maria Montalbano explains the finer points of doing a short sale when there are two lien holders who need to signoff on the transaction.

“Second-mortgage holders are now beginning to require that sellers payoff a higher amount of their second liens in order to satisfy junior liens as well as release the seller from liability.

Here’s an example of how this works:

Bank of America is the first lien holder. Their approval letter states that $3000 is allowed to be paid to the junior lien holder, with any additional proceeds to be paid to Bank of America.

Chase is the second lien holder. Chase requires $8,000 to release the lien. The challenge is that Bank of America will not allow a contribution over $3,000 to Chase to appear on the HUD. The only way to resolve this is to have $5,000 wired to Chase, with Chase revising their approval letter to show $3,000 is acceptable to release the lien.

If the first lien holder only issues a generic approval with a Net requirement, then additional proceeds to the second lien holder may be allowable on the HUD.

Many times, our short sale servicer will obtain approvals from both the first and second lien holders, with the end result requiring the seller to contribute a nominal amount for the second lien holder to release the lien.

If the original buyer walks on such a transaction and a new contract is obtained, the servicer will require the seller to verify that they have the available funds to contribute (per the original approvals) before the servicer will begin negotiating the liens again for the new contract.

As negotiating and coordinating first and second liens becomes more challenging, it is becoming more important to rely on the expertise of others in order to navigate the approval process.”

Q: I’m planning to sell my house and am meeting with prospective Realtors. While I’m trying to clean and present the house as well as possible, Realtors are still human. Would you say that my Realtor’s first impression will impact feelings toward the house or even the suggested selling price? – Phyllis in Houston
A: Hi Houston — if your Realtor has a clue, the answer should be “no.” You are definitely on the right track as “first impressions” are EVERYTHING when buyers come through your door. How your Realtor “feels” about your house is irrelevant. His/her job is to give you good advice HOW to make a great first impression, as well as come up with a realistic selling price. The rest is between you and the buying public.

A: I don’t work in Texas, but Realtors who are listing agents are pretty much the same throughout the US. It’s a good idea to clean up the house if it is cluttered with furniture or knick-knacks. A competent listing agent will give you advice on what to improve upon in your house. If you want to sell, take their advice!

A: Not if you get the right Realtor. You want an honest one who will tell you, for example, that the cat litter and/or dog hair is a problem, so vacuum daily. The Realtor should use actual sales comparables in your area to determine the price of your home. If a Realtor comes to see your home, then tells you they are not in a position to take the listing — that is a sign you have a problem. The market is glutted with listings; listings are a lot of trouble if done correctly. Really good Realtors do not want to take on a home that is not very clean. Your home may need a really good $500 scrubbing — which can cost you thousands if you aren’t careful.
